Older, solid-walled homes
Before-1919 homes make up 24% of the stock here. Solid-walled houses behave differently from modern ones; watch for hard cement pointing and modern coatings that hold moisture in, and treat any 'rising damp' diagnosis from a damp-proofing salesman with caution.

Conservation area
Conservation area here: Probus. Permitted development rights are narrower inside a conservation area, so extensions, windows and solar panels may need planning permission.

Flood risk (rivers and sea)
0 of 25 postcodes checked are in Flood Zone 2 or 3, so most of Probus sits outside the river and sea flood zones. Low-lying streets and surface water can still catch people out.

Radon
The 1 km radon map square at the centre of Probus is class 4: an estimated 5 to 10% of homes are above the radon Action Level. 100% of the sold postcodes we checked fall in a radon Affected Area. Radon is a known issue in much of the South West; ask whether the home has been tested or has protection.

Mining and mundic
Cornwall's mines left shafts and workings that aren't all mapped, which is why a mining search comes as standard here; pre-1950 concrete homes also raise the mundic question.

Ground and building stone
Under most of Probus the bedrock is mudstone, siltstone and sandstone (100%). Locally the slates and shales are called killas; rubble-stone and slate-hung walls are typical, and soft stone and old mortar weather over time.

Ground stability
The BGS GeoSure 5 km hexagon covering Probus shows moderate slope instability (landslides) potential. That's a broad screen, not a site assessment; look for cracking, sticking doors and leaning walls.
