Town and village data: sources, methods and licences

Every town and village page is built from public data, cached on 5 Nov 2026. The figures describe the area, not any one property: your survey is what tells you about the house you're buying.

House prices and sales

HM Land Registry Price Paid Data, sales completed 1 Jan to 31 Dec 2025, with 2024 for comparison. Standard-price (category A) sales only. Downloaded 5 Nov 2026.

Which places get a page

Towns: every OS Open Names town or city, every place on Wikipedia's lists of towns in Cornwall and Devon, the old tidmans.com town pages, and villages with at least 30 sales within 1 km in 2025. Villages (added Nov 2026): every ONS built-up area (2022) with at least 1,500 usual residents in Census 2021; villages whose civil parish has at least 1,500 residents and that have their own built-up area; and coastal built-up areas of 300 to 1,499 residents within 1 km of the coast. A newly added village needs at least 10 standard-price sales in 2025 for its own page. Villages below that, and suburbs or estates whose built-up area adjoins a bigger page's, are listed under "Also covering" on the nearest page.

Populations: ONS Census 2021 TS001 (Nomis) by output area, summed with the ONS best-fit output area lookups to built-up areas (2022) and parishes (2024). Boundaries: ONS built-up areas (2022). OGL v3.0. Contains OS data © Crown copyright and database right.

Town areas

Sales are assigned to a place by the ONS built-up area of each postcode (via postcodes.io). Where a place has no matching built-up area, postcodes inside its OS Open Names extent plus 300 m are used.

Not used

  • EPC register: needs a registered GOV.UK account, so build age comes from VOA instead.
  • Mining: the Cornwall mining search is a paid product, and the Coal Authority service was unreachable. Mining notes use the World Heritage Site boundary and county-wide guidance instead; your conveyancer orders the actual search.
